What is sewer line repair, and what do UK homes call it?

In the UK, people usually talk about drain repair rather than sewer line repair. It means fixing the underground pipe that carries waste water from your home to the public sewer. If you need sewer line repair London homes mostly run on pipes laid long before anyone alive today moved in, so wear and damage are common.

There are three broad approaches.

  • Patch repair - a short section is fixed from inside the pipe, or by digging a small hole.
  • Relining - a resin-soaked liner is pulled through the old pipe and hardens to form a new pipe inside it, with little or no digging.
  • Excavation and replacement - the damaged section is dug up and replaced with new pipe.

Which one suits you depends on the damage, the depth, the pipe material and what is above the drain. A camera survey is almost always the first step.

Which drains am I responsible for?

This is the question most owners ask first. In England, the pipe that serves only your property and runs inside your boundary is normally your responsibility. From October 2011, most shared drains and the pipes outside the boundary that connect to the public sewer passed to the water companies. This means a fault in a shared drain, or in the stretch under the pavement, may be the water company's job to repair.

The line is not always clear. Older arrangements, private sewers and unusual layouts exist, so do not assume. Before paying for work outside your boundary, contact your water company and ask who is responsible. If you live in a flat, the freeholder or managing agent may also be involved.

Some home insurance policies include drain cover. Check yours, and ask your insurer before work begins, not after. If you are dealing with a simple blockage rather than damage, see drain cleaning.

What are the signs of a damaged drain?

Damage underground is hard to see, but it leaves clues.

  • Blockages that clear and then return within weeks.
  • Gurgling, slow drainage in several fixtures at once.
  • A drain smell in the garden, the yard or near an inspection chamber.
  • A damp patch, sunken paving or a dip in the lawn along the line of the pipe.
  • Rats or other pests appearing around the property, since they can use broken drains.
  • Cracks in a path, patio or wall near the drain.

Tree roots are a frequent cause in London, where mature trees stand close to houses and old clay joints give them an easy way in. Mid-century homes can also have pitch fibre pipes, a material that can soften and deform with age. A camera survey shows what the pipe is made of, what condition it is in and where the fault sits.

Access shapes the job. Terraced houses often have a narrow side return or a small back yard, and the drain may run under an extension or a paved front garden. Flats may have a drain that runs under shared ground.

Relining suits many cracked or root-affected clay pipes because it avoids digging. It does not suit pipes that have collapsed or sunk out of line, so those usually need to be dug up. Digging means breaking out paving or concrete, repairing the pipe, backfilling and making good the surface.

If work is needed in the pavement or road, the highway authority has to give permission, and the water company or your plumber normally arranges that. Ask about this before you agree, since it can add time. If the drain runs near a neighbour's wall or a shared boundary, tell them in advance. For leaks inside the home, see our page on leak detection and repiping.

What affects the price, and how long does it take?

We do not publish prices because drain repair varies so much. The main factors are the length and depth of the damage, the method, what surface has to be removed and replaced, and whether permission is needed for work outside the boundary. Access for machinery in a small yard or a narrow side return can change the cost too.

A short patch repair can be done in a day. Relining usually takes a little longer because the pipe is cleaned, prepared and left to cure. Excavation and replacement takes longest, especially if the surface needs to be reinstated afterwards. Wet weather can slow digging and curing.

You should get a written quote that names the method, the section of pipe covered and what is left to you, such as decorating or a new patio finish. If you want to compare quotes, ask each firm to base theirs on the same camera survey. For the full list of what we do, go to the home page.

Questions about emergency plumber in London

How do I know if I need a drain repair or just cleaning?

If a blockage clears and does not come back, cleaning was probably enough. If it keeps returning, if several fixtures are slow together or if you notice damp ground or smells outside, there may be damage. A camera survey settles the question by showing the inside of the pipe, so you can see whether it is cracked, rooted, sagging or simply dirty.

Is relining as good as digging up the old pipe?

It depends on the pipe. For a cracked or root-damaged pipe that still holds its line, relining is a sound option and causes far less mess. For a pipe that has collapsed, sagged or moved out of position, it will not fix the problem and replacement is needed. Ask your plumber to show the camera footage and explain why they recommend one method.

Do I need permission to repair a drain?

Work inside your own boundary does not usually need special permission, though you should tell neighbours if the work is near a shared wall or boundary. Work in the pavement or road needs permission from the highway authority. If you live in a leasehold flat or rent, check with the freeholder, managing agent or landlord before any digging starts.

Can tree roots really break a drain?

Roots do not break sound pipes on their own, but they follow moisture and enter through small cracks or loose joints. Once inside they grow, trap debris and open the gap further. Cutting roots clears the pipe for a while, but they often return. A lasting fix usually means repairing or lining the damaged joint so roots cannot get in again.

Will my insurance pay for a damaged drain?

Some buildings policies and some separate drain cover plans include damage to the drains, with limits and exclusions for wear and tear. Read your policy, call the insurer before you book any work and ask what they need, such as a camera report. If the drain is shared or outside your boundary, the water company may be responsible instead.
