Croydon's larger houses and what they ask of plumbing

Outer south London has more detached and semi-detached homes than the inner boroughs, and Croydon is no exception. Interwar semis, Victorian villas around Addiscombe and Shirley, and plenty of extended family houses all need hot water in more than one bathroom.

Loft conversions, rear extensions and added en-suites place extra demand on older pipework that was never sized for them. Pressure can drop when two showers run together, and a cylinder fitted decades ago may struggle. We check how the house is used today, not how it was built, and suggest changes that fit the real demand.

Roads, gardens and long drain runs

Many Croydon properties have off-street parking and long back gardens, which is helpful for access but can lead to longer drain runs. A drain may travel the full length of the garden before it meets the sewer in the road at the back.

The trees that make suburban streets pleasant also reach under paths and lawns. Roots look for moisture and can enter drain joints, especially in older clay pipes. A blocked toilet at the house may begin forty paces away at a joint under a shrub. We trace the line, clear it, and tell you what we saw so you can decide whether to repair or watch it.

Services available to Croydon customers

You can ask about any of our five services for Croydon addresses.

  • Emergency plumbing for burst pipes under floors, failed pump connections and tank overflows in family homes.
  • Water heater repair for unvented cylinders, immersion heaters and tanks serving several bathrooms, including checks on valves and expansion vessels.
  • Drain cleaning for blockages caused by roots, wipes and grease in long garden runs.
  • Sewer line repair for root-damaged and cracked clay drains running under lawns and drives.
  • Slab leak detection and repiping for leaks under extension floors and underfloor heating, and for replacing tired copper.

Rear and side extensions often use solid floors with underfloor heating or pipe runs buried in screed. When a leak develops in these runs, symptoms include a pressure drop, a boiler that keeps topping up, a meter that turns when taps are off and warm or damp floor patches.

Finding the leak without breaking up a new kitchen takes patience. We isolate circuits, test pressure and, where the system allows, narrow the zone before suggesting any opening. In some cases it is smarter to abandon a failed loop and reroute a small section than to dig out a floor. We explain which route suits your house and what finishing will be needed afterwards.

Chalk, hard water and cylinder life

Croydon sits at the foot of the North Downs, where the ground is chalk, and water in this part of London is generally hard. That means limescale forms quickly on heating elements, valves and shower fittings.

Unvented cylinders have safety devices that need periodic checks, and scale can cause them to fail or drip from the discharge pipe. A discharge pipe that runs when it should not is something to report promptly. Regular servicing by a qualified person prolongs the life of a cylinder, and a scale reducer or softener may be worth discussing if you have a large household.

How to ask for a Croydon quote

Call 020 7946 0337 or use the form. We serve Croydon but are not located there, so the request is how we confirm availability.

  1. Give the address and say whether it is a house, flat or maisonette.
  2. Describe the fault and whether any extension, loft conversion or cylinder is involved.
  3. Add photos and your meter reading if you suspect a hidden leak.
  4. A plumber calls back and arranges a visit.
  5. A written quote follows, with the work and exclusions set out.

You decide whether to go ahead. If a repair involves a cylinder or an extension, say so in the first message, since those jobs often need a second look at the pipework. Learn more on our about page.

Questions about Croydon

My pressure drops when two showers run at once. Is that a pipe problem?

It can be. Older houses often have small-bore pipes that were fine for one bathroom, and extra bathrooms stretch them. Scale, partly closed valves or a worn pump can also play a part. A plumber can measure pressure and flow at several points and tell you whether the limit is the incoming supply, the pipework or the cylinder.

Why does water drip from the pipe on the outside wall by my cylinder?

That is probably the discharge pipe from an unvented cylinder, and it should stay dry in normal use. Dripping can mean a failing valve, high pressure or a faulty expansion vessel. Do not block the pipe. Turn off the heating source if hot water is coming out, and have a qualified person inspect the cylinder.

Could tree roots be blocking the drain at the back of my house?

Yes, especially in older clay pipes with slightly open joints. Roots seek moisture and grow into the joint, and then catch debris. A clear sign is repeated blockages at the same point. A drain camera can confirm roots, and the repair may involve cutting them out, lining the pipe or replacing a section.

Can a leak under a new extension floor be found without a big dig?

Often it can be narrowed down. We test pressure, close off sections and use meter readings to find which part of the system is losing water. Sometimes the sounder answer is to reroute a short run rather than to open the floor. We explain the options and finishing work before any decision is made.

Are tower block flats different for plumbing?

They can be. Stopcocks, risers and tanks are often controlled by the building manager, and work may need notice and permits. Shared stacks mean a fault in one flat can affect others. When you request a quote, tell us the floor, the managing agent and any access rules, so the visit can be planned properly.
