Why older Islington buildings need a careful plumber

Islington has long rows of Georgian and Victorian terraces around Barnsbury, Canonbury and the squares near the Angel. Many are tall, narrow and divided into several flats, and the pipework inside them has often been altered more than once over a century or two.

You can find lead supply pipes, cast iron stacks, mid-century copper and modern plastic all in one building. A fault in one section may not look like it belongs to the section next to it. We trace the problem back through each material, tell you what we found and explain what can stay and what has reached the end of its life.

Basements, lightwells and tight terraces

Many Islington houses have a lower ground kitchen or a basement flat with a lightwell at the front. Water collects in lightwells after storms, and a blocked drain there can send it towards the door. In lower rooms, waste often has to be pumped uphill to reach the sewer, so a small pump fault can become a flooded floor.

Narrow hallways and steep stairs also change how a job is done. Cylinders may sit in a loft three flights up, and long pipe runs in walls make leaks hard to place. We plan the route and protection of floors before we start, which is helpful in homes with period features.

What we can help with in Islington

All five services on this site can be requested for Islington addresses.

  • Emergency plumbing for splits in old pipes, failed valves and overflowing tanks, where a stopped leak is the first goal.
  • Water heater repair for old copper cylinders, immersion elements and electric units that no longer reach temperature.
  • Drain cleaning for lightwell gullies, blocked basement waste and greasy kitchen runs in house shares.
  • Sewer line repair for old brick and clay drains under pavement vaults and front areas.
  • Slab leak detection and repiping for leaks in cellar floors and for full repipes that replace lead and worn steel.

Large parts of Islington sit inside conservation areas, and many individual houses are listed. That does not stop plumbing repairs, but it can affect how a job is done. Changes to visible pipes, new flues or vents on the outside, and work that cuts into original plasterwork, floorboards or cornices may need approval from the council.

We cannot give planning advice, but we can describe the work in clear terms so you can check with the borough before it starts. We also aim to keep cutting small, using existing routes and lifting boards rather than breaking into finishes where we can.

Lead pipes and water quality

Homes built before the 1970s may still have some lead pipe, often in the service pipe that runs from the street or in short stretches inside. Lead is not something to deal with by guesswork. If you are unsure, your water company can often advise on the section outside the boundary, and a plumber can check what lies inside.

When we replace old sections we use modern pipe suitable for drinking water and we label what has been changed. Hard water also plays a part, so scale in kettles and shower heads is normal here. It is usually a sign to service valves and cylinders, not a sign that the water is unsafe.

How to request a quote for an Islington property

Use the form or call 020 7946 0337. We serve Islington but do not work from an office there, so the quote request is how we confirm availability.

  1. Tell us the address, the floor and whether the building is listed or in a conservation area.
  2. Describe the problem and send photos, especially of old pipes and stains.
  3. Note any lightwell, basement or loft access.
  4. A plumber calls back and arranges a visit.
  5. You receive a written quote that names the work and what it excludes.

Visit our contact page if you prefer to write.

Questions about Islington

Does a listed building change how plumbing repairs are done?

It can. Repairs that match what is already there are usually simple, but changes to exterior pipes, vents or flues, or work that damages original fabric, may need council consent. Ask your borough's conservation team if you are unsure. We describe the planned work in the quote so you have something clear to show them before any work begins.

How do I know if my pipes are lead?

Lead pipe is dull grey, soft enough to scratch with a coin, and does not attract a magnet. It is more common in homes built before the 1970s. Do not scrape deeply or heat it. If you suspect lead, ask a plumber to look, and contact your water company about the pipe between the street and your stopcock.

My basement kitchen makes a humming noise when I use the sink. Is that normal?

A short hum can be a waste pump working to lift water towards the sewer, which is normal in some lower floor installations. Constant running, loud grinding, slow emptying or smells point to a problem such as a blocked outlet or failing pump. A plumber can inspect the unit and the pipe leaving it.

Why does the lightwell at the front of my house flood in storms?

Lightwell gullies are often small and easily clogged with leaves, silt and litter. In heavy rain the water has nowhere to go and collects against the door. Clearing the gully and checking the pipe beneath it often helps. If water keeps rising, the drain may be cracked or connected to a system that is full.

Can a cast iron stack in an old Islington house be repaired?

Sometimes. Small leaks at joints can be sealed, and short sections can be cut out and replaced with modern pipe. Heavy corrosion, cracks along the length or a stack shared with other flats may call for a larger replacement. A plumber will look at how the stack runs before suggesting repair or replacement.
